Why I Regret Choosing MDF Flooring for My Guest Room

For a 1,500 square foot apartment, that is 37,500 to 67,500 dirhams total. That is significantly less than the 75,000 to 150,000 for HDF or engineered wood. But the lifetime cost is different. My MDF floor cost 45,000 dirhams installed. It lasted three years. That is 15,000 dirhams per year. My HDF floor in another room cost 75,000 dirhams installed. It has lasted five years so far and shows no signs of failure. Even if it fails at year seven, that is about 10,700 dirhams per year. The HDF is cheaper annually than the MDF. The same calculation applies to engineered wood. Cheap flooring is often the most expensive choice over time.

My Final Advice on MDF Flooring for Dubai

Mdf flooring has its place in Dubai, but that place is limited. For rental properties where tenants will not care for the floor, MDF can work if you are willing to replace it every three to five years. For your own home, I recommend spending more for HDF, engineered wood, or PVC. The comfort and peace of mind are worth the extra cost. If you do choose MDF, buy the highest density product you can find. Ensure the edges are sealed. Acclimate the planks properly. Leave wide expansion gaps. Clean with minimal water.
